About the role

The Maintenance Supervisor is responsible for directing the daily activities for a team of maintenance technicians, roads and grounds crew, and vendors / contractors for a residential community to ensure company standards of quality workmanship and customer service are met for change of occupancy maintenance, resident, and property work order requests within Fair Housing. The role is responsible for all aspects of the community's maintenance, including the make ready process, service requests, preventative maintenance, and curb appeal.


What you'll be doing

  • Responsible for the make ready process, including managing and monitoring vendors and the final inspection of the work prior to the resident's move in.
  • Order maintenance supplies procurement and maintenance MSDS sheets.
  • Manages the service request process to meet/exceed company standards
  • Supervise and train the maintenance and grounds team and vendor activities to maintain community curb appeal to meet/exceed company standards.
  • Oversee the performance and quality of work for maintenance technicians
  • Manage preventive maintenance program as necessary for HVAC, equipment and maintenance systems Train maintenance employees in the areas of general safety, lock out tag out, personal protective equipment and all other applicable safety requirements for the workplace.
  • Assists with the solicitation of bids from contractors and vendors. Assists with the completion of vendor set up. Supervises all work performed at the community by contractors and vendors.
  • Ensures the standards are met for emergency requests.
  • Enforce sound safety and housekeeping practices following ZERO Harm journey plan.
  • Will be required to participate in on-call rotation

Typical Physical Demands: Regularly use hands to manipulate tools, controls, phones, and computer keyboard. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move office supplies up to 20 lbs.

Work is performed in an office. Employee frequently interacts directly with community management, facilities management, residents, and other staff members during the workday.

Who we're looking for

  • High School Diploma or GED
  • Preference will be given to technical school trainings or certifications
  • Minimum of three (3) years of property maintenance experience, multifamily /student housing preferred.
  • Minimum three (3) years of supervisory experience
  • Knowledgeable in residential property facilities management.
  • Required to use considerable judgment when assigning and directing work.
  • Must be EPA Universal Certified, CPO Certified preferred and be knowledgeable in OSHA regulations.
  • Must be available for night/weekend emergency call duty.
  • Working knowledge of Microsoft Office Suite to include Word, Excel, and Windows XP. Experience with property management software preferred.
  • Candidates should be willing to obtain Certified Apartment Service Technician (American National Standards Institute) professional designation within one year of hire.
  • Possession of a valid state issues driver's license and safe driving record are required
